We have agricultural land of 14 acres in Pudukkottai district- Viralimalai Taluk- Neerpalani village.This is our ancestral property from our father's side. My father's uncle son was taking care of these land during our grandmother's period.
As my father's uncle son has taken money from farmers and allowed to do agriculture in our land during that period. When my My father's uncle son asked for power of attorney then we came to know the property WILL details with survey nos of our share. Till such time we were not able to locate our land. Now the land is owned by my father and his brother. Now the land title / Patta is in our family member's name since 2011.Presently there are 4 framers staying for 3 generations in our land. There is no written lease agreement so far on this land.

Since we have not made any agreement or utilized our land now we are ready to sell to the framers and they are telling that they are staying for 3 generations and taken care of our land , dig well and finally asking for lesser amount.
My father's brother had passed away in the year 2013. and their family members are ready to sell the land and accept for lesser amount for which we are not ready to accept for lesser amount.
Since the document are combined for both our family members we are unable to take decisions.
Please advice us on the following
1) How to handle the farmers.
2) How to handle my father's brother family member whether we can ask our share & split the documents.
3)At this situation whether we can take over land to our possession from farmers.
